Are your units climate controlled?

Yes! The building is set to be 55 or higher in the winter and 80 or lower in the summer. We have several heating and air conditioning units in the building to help maintain an even temperature throughout. 

Is there a minimum rental period, or can I rent month to month?

You can rent month to month, and the first month would be prorated based on how many days are left in it. 

What is due when I rent a unit?

Your first month's rent is prorated based on how many days are left in it. After that, rent is collected on the 1st of each month. There are no deposit fees, and we also offer Tenant Protection insurance if you do not have a policy that already covers your belongings.

How do I rent a unit, and how soon can I move in?

Everything is online. Contact us to see the space first, or fill out an application online and we can show you the rooms afterwards. Once the application is approved, your bank account or credit card is automatically charged for the prorated first month and on the 1st of each month going forward. You will receive your door code via the online portal and can start moving in.

What do I need to bring on move-in day?

Bring your muscles, your stuff, and a good lock. We recommend using a disc-style or cylinder lock.

How do I pay my bill, and when is it due?

Rents are automatically drafted from your bank account or charged to your credit card on the 1st of each month. No need to write a check or try to chase down a manager to make your payment. If using a credit card, there is a 2.79% fee to cover processing.

How do I move out, and how much notice do you need?

Through your online portal, you can click the “schedule move out” button with the date you will be moving out. This will alert us that you are planning to move out. Your rent covers through the end of the month, and we ask that you please let us know by the 25th if you are leaving so we have enough time to stop the next payment from processing.

When I move out, can I leave items in my room or throw them away in your dumpster? 

We do not have trash service at the building, so please take everything with you. Your unit should be completely empty and the lock removed when you leave.

Are moving carts available?

We have several types of moving carts available to make moving easier on you. They are stored on both levels near the main doors. They can be rolled right out to your vehicle but please do not leave the property with them. They have great wheels and can easily roll away, so please keep a hand on them to maintain control. 

How does a two story building have street level access on both levels?  

Our building is unique in that it is a corner lot built into a hill. Rooms that start with a 1 are on the first floor with ground-level access from the entrance on 368th Avenue/Hwy Z. Rooms that start with a 2 are on the second floor with ground-level access from the East School Street entrance on the far East side of the building. Note: when using the East School Street entrance, be sure to go all the way to the end of the building. The small bump-out room on the corner is in between each floor and will require stairs to get to your room.

How much storage space do I need?

The right unit size depends on how many belongings you have and how efficiently you can stack them. Using the vertical space in your unit can reduce the floor space you need, but it also reduces the ease of accessing your belongings while in storage. These estimates can help you get started:

  • 50–75 sq. ft.: Furnishings from a medium-sized bedroom
  • 100–150 sq. ft.: Contents of a one-bedroom apartment
  • 150 sq. ft.: Contents of a two-bedroom apartment
  • 200 sq. ft.: Contents of a three-bedroom apartment

Can I access my unit 24 hours a day?

The building is open daily from 7 a.m. to 10 p.m. Access codes will not work outside those hours. These hours reflect the Village of Twin Lakes’ request and help us be considerate of our neighbors. If you need to retrieve something urgently overnight, please contact us.

What kind of lock should I use?

We recommend a disc-style or cylinder lock for your unit.

Why do I need to provide my insurance information?

Our insurance covers the building, while coverage for your stored belongings is your responsibility. We require tenants to maintain insurance or a tenant protection plan for their belongings.

Many homeowners and renters insurance policies include coverage for items in storage. Please check your policy. If you have coverage, provide your insurance company’s name, policy number, and expiration date. If you need coverage, we offer tenant protection plans starting at $12 per month. Where are the light switches?

The overhead lights in our hallways, units, and bathrooms turn on automatically when motion is detected. If you’re working at the back of your unit, the lights may turn off after 10 minutes without detected movement. Moving within view of the sensor will turn them back on.

Do the units have electrical outlets?

Units have overhead lighting but do not have electrical outlets. A few hallway outlets are available for brief use, such as charging a phone on moving day. Please do not run extension cords into your unit or leave devices plugged in. Hallway outlets do not provide continuous power, and unattended plugs will be removed.

What items are prohibited from storage?

Combustible materials, illegal items, and food may not be stored in your unit. Even unopened food kept in sealed containers can attract pests. Please review your lease agreement for the complete list of prohibited items.

Are there security cameras on the property?

Yes. Security cameras are located throughout the property. For security reasons, we do not disclose their number or locations.

Can I keep a moving cart in my unit overnight?

Please return carts to the area near the entrance when you’re finished so they’re available for other customers.

Can I rent a parking space in the lot?

We do not rent outdoor parking spaces. If you need to leave a vehicle in the lot during the day while moving items, please let us know in advance. There is no overnight parking in our lot.
